that is a tough one, not all RE is ballooning, there is always a deal. When I got started out I started small with fixer uppers..... that is where the real money is made. I actually bought two places that had hoarders,,,,, rem to "fix other peoples problems"

Crunching the numbers and taking the emotion out is what I love to hear. I've lost allot of money due to emotion getting the better of me. Slowly recovering my initial investment back. Just adding a bit of capital to each dip we have and over time I'll have my money back plus some more.

Just when I start thinking I'm tired of this stuff, you come at it from another angle. Love the emphasis on debt relief. I'm old so debt is no longer a problem. I understand your advise to borrow max on your real estate but I've just finally totally paid my mortgage, got off the treadmill and moved on to other things. Pretty much have all the stuff I need, included an old Miata that probably gives me as much satisfaction as your Tesla. Guess I'm working on my estate thru crypto, can think of a few worthy targets. Just a reminder that not all of us are at the same stage of life and yet this endeavor fits many situations.
