I've asked this question before, but I'm going to ask it again as I feel like this is a story I would like to tell.  I'm fine with spoiling the story as I think it is going to be a Quickie Story (yet still be around 10k words).

The story has OF AGE BOY spotting his neighbor Mrs. Larson and Tiffany(?) meeting in the woods below his bedroom window. He spots them using magic and bouncing around in their flowing lingerie. They spot him spotting them. Tiffany leaves, but Mrs. Larson teleports into his bedroom and begs him to keep their secret. She sees he is not a virgin, but also still extremely naive about sex. Mrs. Larson offers a sex lesson in exchange for silence. BOY agrees.

Lesson takes a turn when Rebecca scans his fantasies and sees he likes futas. Rebecca offers to be a futa for him to 'inspect'. Rebecca semi-models for him as a futa, and soon she is offering him more. He agrees, and then things get pretty fun and wild as they take turns with each other.
