Our 1972 Good House comes to us in the same county as our Bad House: Denton County, Texas. This 4 bedroom/2 bathroom house hovers just under 2,000 square feet, and costs a comparatively modest $305,000.

If you, like me, consider yourself a ranch fancier, then this is the house for you! While there are a helluva lot of ranch houses in Texas, this one is unique to me for several reasons. First, is more architectural than most ranches - the window articulations in particular give away immediately that this house is from the 70s, as this kind of detailing is commonplace in many modern houses from that decade, particularly the Shed Style. It's also just a nice piece of detail that breaks up what would otherwise be a monotonous front facade.
Second, the pale brick makes the house seem more modern, brighter and airier than a red brick would, and the low-sloping pyramidal roof rather than the regular hipped or gabled roof also sets this house apart from the pack. As you can see from the listing, the house has been remodeled on the inside, but it's mostly just a paint and surfaces redo - most of the original architectural elements (with the exception of kitchen and baths) are still present, notably the fireplaces, beamed ceilings, and doors. It doesn't appear that many - if any - walls have been taken out, which is great for you privacy lovers out there.
My one critique is that the interior colors are bland and the landscaping could be more spectacular, but that's not a lot to ask for when you're talking about a house that has this much character at a relatively moderate price for the area.
