Here, I'll quote directly from the bar prep book on this one:

(D) is the best answer.  A person may invade the property rights of another when it is reasonably necessary to avoid a substantially greater harm to himself.  However, the privilege created by the necessity does not include immunity from liability for damage done to Ogre's property.  Thus, (A) is not correct.

(C) is not the best choice, because John is not a trespasser.

(B) was, in my view, the toughest distractor since it's not clear what the value of the sign is (and there are a hundred of them, as per the setup).  But the destruction of an entire thing is unlikely to be de minimis.
