Hey everyone!  
I read all suggestions, I'll keep some of your ideas in mind,
but for now I think that ugly sweater needs to go! :p

There are 3 reasons why this could happen, each one attached to a Physical, Mental or Appearance Change. 

Physical: He start growing titties!
                  He will have to check them for sure!   (size to be decided later) 

Mental: He doesn't like how that ugly sweater looks on him,                
               And for some reason the idea of being almost naked in front of his friend seems
               very appealing (mild exhibitionist trait)                              

Appearance: Somethings feels off...                             
                         He removes the sweater to find out he's now wearing female underwear!            
                         (style to be decided later)

I feel it's still a little too soon for him to just suddenly feel the need to be naked in front of his friend. I also like the notion from the first few pages that the clothes are not changing with him and he struggles with their ill-fit. Perhaps that idea carries through for a while as his physique fills out and we see those same articles of clothing draped over (and perhaps later struggling to contain) more feminine curves. So with that, I picked "physical" as the next set of changes.

I agree with Dynamoob that the 'Mental' reason of not liking the sweater and wanting to get naked in front of his/her friend, probably isn't the best primary reason for taking it off, because he/she still seems to be confused or unaware of just how much she is changing. Personally, I would like the 'Appearance' reason to happen first. He/she feels his/her underwear change into sexy lingerie - stockings,, suspender belt, corset and bra or bustier - so she takes off the sweater to see what has happened. While she is standing there in her lingerie, the 'Physical' change kicks in, and she sees her boobs and butt start to grow and her waist start to slim down. Finally, the 'Mental' change kicks in as she starts to like how she is looking, and feeling sexy. "Wow, this new lingerie fits me so well, and I really love how these cups make my boobies look so much bigger. Do you think this colour looks good on me, Babe?"
