SO! Last week had some big flops! I love whenever I post on here about things getting better & then they get worse LOL, but that's life sometimes! For those who don't know, on Friday we had a big thunderstorm that knocked our power out for 12 hours & during that storm our roof started leaking in about 10 different places right above where we were sleeping as well as in various places in the wing of our house. We knew the roof was bad, but we didn't think it was THIS bad. I vlogged the whole disaster & that vid should go up tomorrow, but today we are picking up the pieces & moving forward.

We decided which roofer we're going to hire & he's going to come out tomorrow to assess the damage. The most frustrating part about replacing the roof is the unknown factors that may affect the cost SIGNIFICANTLY. We were told by a different company that we'll probably have to re-sheath the entire house in plywood under the roof since it's *most likely* too rotted to screw a new roof into. If that is that case, these quotes will increase by about $8k.

The CHEAPEST quote we got is for $27k for a new exposed fastener metal roof (that's what we have on currently). I've been told this is actually "pretty reasonable" by a follower of mine I've been messaging that is a roofer. If we have to re-sheath the plywood under it, that would go up to $35k. The company that gave us that quote also offers snaplock metal roofing for $37k ($45K if we need to re-sheath) which is the middle ground material between exposed fastener & the most expensive option: standing seam! Standing seam is the most popular roofing material in VT next to slate! It would up our resale value of the home significantly & last the longest, but it would also be $48k ($53k if we need to re-sheath).

Looking at these numbers is obviously stressful & kind of shocking, but we knew it would be expensive. We got 2 other quotes that were more expensive than that if you can believe it! One company quoted us $78k for standing seam! NO THANKS! Tomorrow, we'll make a decision on if we want to do exposed fastener or snaplock. Snaplock would certainly make the house LOOK nicer which would be ideal, but that also comes at a cost... It's just so important at times like this to remember the $100k reno budget we have. If half of that goes to a new roof, how much will we have left for siding? I don't even want to think about it! But we must! Anyway! Happy Monday! This is what is on my mind today!

Hey Meg! Roofs are expensive AF. We just did ours cause there was mold in the attic and all of the plywood. I feel your pain it’s expensive af 😭
