how are y’all handling a “safety net” situation? we have been homeowners for a few years but we really struggle with knowing what is a safe place to be in with unexpected costs (like the roof situation!) 🫶

My husband and I are wanting to buy within the next couple of years! We’ve put the thought of it off because both of our incomes were considered gig work (he is a PA in the local NM film industry and I was a substitute teacher), which makes it difficult to get a loan. Now that I’m a teacher with a salaried income, the option is definitely on our minds! This is a crazy time to be buying - it feels like things change every damn day in this economy. How can we overcome the overwhelm we feel with even just the beginning steps of the process (applying for loans, how to not get stuck in a shitty loan with a high interest rate, etc)? We’ve received advice to get pre-approved with our banks first, but have also been told that mortgage lenders are the way to go right now. How do you even get started when it feels like there is so much to learn on top of everything changing all the time!? Ahhhh!!

i uploaded this vid for my tmi tier, but to answer your question we did get a mortgage broker to help us out & imo he was totally worth the $. he got us the lowest interest rate out of anyone & served as our middleman for all the things before we closed & was SO insightful & kind
