So, the first two parts were pure fanservice and not a part of the manga, but the last was from the manga and I'm sure you could see the difference in the levels of fan service when compared to the first two.

Fun fact: Shueisha is the manga magazine that produces Kaguya. Love how the author basically said fuck you to the guys publishing him. He wrote this chapter as a parody because some fans were complaining that there was no ecchi stuff in kaguya which is uncommon for a romcom
