Hey James does this cover Reits..Mother of all opportunities coming in us and uk reits as yields rise. I've got some south African Reits yielding upwards of 14 percent forward on solids well run blue chip names. Just wondered if you had ever gone listed for the 3rd leg of your stool? Thx again for all the hard yards!

I was looking at the model --- for property 3 the down payment was 0.1 meaning 10% but dollar amount it shows 700000 --- souldn't it be 100000?

Dear James, thank you - great model. I have a question. If I live in the property and thus save the costs for external rent, this compensates the interest I have to pay for the loan. I think in a holistic view this would be an important factor. In Germany we assume that under 4% interest a purchase is always profitable. I myself live in a condominium that has tripled in value over the last 12 years and saved me from having to rent an apartment from someone else. At an average interest rate of 2.5%, that's a great deal. Thank you for your assessment on this. Best regards Elisabeth from Frankfurt

Unfortunately, this model doesn't work in places like the UK anymore. With increased legislation, nontax-deductible mortgage interest, excessive mortgage fees, insurance inflation at 15% annually, and very high stamp duty all lowering margins, it's too much for too little nowadays. Oh, and that's all IF your tenants want to pay the rent that's owed, many simply don't and that can bankrupt you. I sleep much better at night since selling 50% of my portfolio.

I believe your downpayment number for Prop 3 is inverted. Actually it should be $200K not $700K. Correct?
